What type of maintenance is required on an exposed waterproofing system?
The coating products that exist today are very good and durable considering the abuse they may be subjected to with plowing, deicers, vehicular traffic, freeze thaw cycles and ultra violet light to name a few. Therefore, manufacturers of this product recommend you revisit these systems every five years to assess its condition. It may be holding up fine where no action is required. Sometimes, evidence of wear is observed so a reapplication of the top component of the system may be required which would typically be a portion of the cost of the complete system.
Can the water leaks through my garage deck damage car finishes?
As the water passes through the components of the parking garage structure it has the potential to carry substances from the materials that it passes through that most certainly can be harmful to a vehicles paint finish. Some of the most common would be, lime, salt, tar and iron that is extracted from the failed concrete, deteriorated waterproofing and rusted steel reinforcement.
